COURSES OF INSTRUCTION

New York State Salesperson Qualifying Course
Hours: 45                Exam: Yes            Minimum Passing Grade: 70%

This is the introductory course most individuals take to learn the basics about real estate.  The course covers: law of agency: buyers - sellers - dual agency, contracts & leases, the Sherman Anti-Trust Act, fair housing, license law (Article 12A) regulations, construction I, introductory valuation principles and land use regulations.   In order to successfully complete the program, a minimum of 36 out of 45 class hours must physically be attended.
 

New York State Broker Qualifying Course

This is the advanced course which follows the NYS Salesperson Qualifying Course above.  Individuals must show that they've completed an approved NYS Salesperson course in order to register for this program.  This course covers: law of agency (and it's administration through your salespeople), property management, appraisal & valuation principles II, subdivision & development, real estate finance & investment, taxes & assessments and title/closing procedures. In order to successfully complete the program, a minimum of 36 out of 45 class hours must physically be attended.
 

Real Estate Management Development Program

This course covers the basic considerations involved in the management of a real estate entity. Specific items include: procurement of the State's Law of Agency among your salespeople, record- keeping considerations, motivation and management techniques to increase morale, team-building ideas, annual reviews and more.
 

Challenging Real Property Assessments

This course covers the assessment process and the technicalities involved in preparing a property assessment challenge.  Students learn what State forms are required (and how to complete them), related terminology, dates for submission of materials and the role of the real estate professional in the process.
 

Federal National Mortgage Processing Guidelines I

This new course will prepare you to work as a mortgage processor (or at least understand what they do if you're only doing this for continuing education). Upon completion of this course, you are eligible for a paid or unpaid internship with any of the approved providers noted on our home page [look for the link that says "internship opportunities". Students who wish to pursue a paid internship must earn at least a 70% on the optional exam offered at the end of the course. Students who only want CE credit for their license renewal do NOT have to take the exam. This course covers: the Uniform 1003 application, summary transmittal, credit checks and what to look for in a credit report, RESPA requirements, documentation necessary in a mortgage application, conforming and non-conforming differences in the mortgage process, and Federal Credit laws as they pertain to the mortgage process. This education can be taken with you anywhere in the country as mortgage processing guidelines are generally uniform throughout all states.

This is a video-based course which can be done anytime you wish at one of our NYS-approved locations. You are directed to write and answer different questions and statements throughout the program and you are proctored by one of our staff/faculty members. This course will help you to do a better comparative market analysis. Specific topics include: how an appraiser adjusts for variable items in a home, the sales, cost & income approaches to valuation, how to select comparable sales, key attributes in the appraisal process, calculating square footage in a home, how to make adjustments so the comparables "look like" the subject property and much more. Any questions you have throughout the program should be jotted down so you can call the School after to get answers to those questions.

Working with Buyers: Creative Financing Techniques

The People's (Real Estate) Court

Environmental Issues in Real Estate

This course introduces the student to numerous real estate-related environmental considerations including: lead based paint, water contamination, asbestos and urea-formaldehyde insulation and disclosure requirements.   The new lead-based paint law affecting all sellers of real estate (whether or not a homeowner is working with a real estate professional - Public Law Article X) concludes the program.

This is a NYS Approved Internet based course that may be done from your home for 3 hours of credit. Although there are questions and quizzes throughout - this is for timing of the program (questions do not have to be answered correctly as NYS does not allow us to test you in order to earn your continuing education credit). Topics covered include: the management agreement, maintenance items, check-lists for move-in and move-out procedures, security rules and regulations and HUD standards.

Making Money with the FHA203(k) Program

This course is part of our Certified Home Inspector program.  The course work is approved by the New York State Department of State for real estate salesperson & broker continuing education.  Although home inspectors are not regulated (yet) in New York State, a number of states are now beginning to license home inspectors.  This course covers the entire inspection process from the foundation up to the roof.  It is also ideal for the residential practitioner who should know more about the homes they list & sell every day!  Call for our detailed brochure which outlines all courses required for certification through the School and examination requirements for those wishing to earn their designation.

Principal Principles [Agency Law]

This course covers the various roles within Agency and deals with popular concerns including: selling a listing to a cooperating agent (from a branch office), dual-agency, seller-agency and buyer-agency.

Land: The Last Frontier

This class covers vacant land and all the considerations a licensee should make including: zoning, highest & best use, subdivision and Article 9A, plottage considerations, valuation models and concerns. Types of land covered include: recreational, rural, farm, timber land and more.
 

License Law Update

There are a number of laws which regulate the real estate industry.  Modification occur throughout the year and this course will bring participants up to speed on such topics as: advertising criteria, fair housing and disability issues, discriminatory considerations, license law changes, contract and disclosure updates and more.
 

Home Inspection Techniques for the Real Estate Professional

This course may be used as a SUBSTITUTE for Residential Home Construction & Inspection (part of our Certified Home Inspector Program]. It is an INTERNET-based course which means that you may do this from the luxury of your home (at your own pace and convenience). The course covers everything a home inspector should look for in a home including: typical problems, what may have caused problems and recommended courses of action. All major segments of the home are analyzed with a number of diagrams and pictures which may be printed right off the course. Although there are a series of questions throughout the program, the State does NOT allow us to test you to earn NYS-credit for the program (as this is not currently part of the regulations of Article 12A). Students must however, attempt to answer questions as this is part of the system timing mechanism for fullfillment of the program. The remaining segments for Certified Home Inspector (approx. 3-4 weekend days) must be completed at our West Seneca location (just southeast of Buffalo, NY).
